I’ve spent more than 30 years selling residential real estate in Los Angeles — and I’m still actively doing it today.

For over a decade, I’ve also coached agents, helping them navigate the real challenges of the business.

I think it's rare to find a coach who is still actively selling or who has substantial relevant experience in the field. However, I believe those dual roles are what keep my perspective grounded and current. What I teach isn’t theory or second-hand advice - it’s what’s working in the real world right now.

Over the years, I noticed a pattern with many agents:

They work incredibly hard, close a few deals . . . and then suddenly find themselves back at zero, scrambling to refill the pipeline.

Inconsistent deal flow is one of the most common - and most frustrating - problems in real estate. When agents have business they are working too many hours and when they are slow they are working too many hours trying to get business and back on track. 

Seeing this pattern so often inspired me to take a closer look at my own business history.

Years earlier, when my daughter was young and my wife started a demanding new job, I needed to become the more present parent. That meant cutting my working hours down to about 20 - 25 hours a week.

I expected my production to drop.

It didn’t.

My business stayed consistent because I got real intentional. Focused on what worked and reduced everything that wasn't productive.

This thinking led me to reverse-engineer a simpler way to run a real estate business - one built around:
